Having the right lender when you are purchasing a home is of the utmost importance.  We dislike lenders who promise super low rates and then don't come through at the time of closing.  I can't tell you how many closing have been delayed by an a lender who didn't do his homework.   It puts a lot of stress on all concerned.  What you really need is a lender who really knows what he or she is doing and has a number of lending options to meet your special situation.  They don't make promises they can't backup and they get all the paperwork you are going to need early so that underwriting isn't asking for things at the final moments.
